Municipal Development Plan
The municipal development plan outlines the objectives and long-range goals for the Municipality of Crowsnest Pass in regards to future growth and development matters. The subdivision and development approval authority must consider the objectives and policies of the municipal development plan in its decision process.

In reviewing subdivision activity in the Pass over the last 11 years, the municipality has had an average of 32 lots created per year. In examining the types of development, there was almost an even split between the amount of residential and country residential lots created. Nearly 46 percent were residential development and 44 percent were for country residential use. It was noted that the majority of construction activity has occurred in the community of Coleman, followed by Blairmore. Likewise, since 1989, the majority of both subdivision applications and the amount of new lots created has also occurred in the Coleman area

Presently, over 1,632 acres (660 ha) of land in the Crowsnest Pass can be classified as country residential land use.


Pertinent points to consider regarding future subdivision include:
  • subdivision should not conflict with environmental, recreational or industrial land uses on adjacent to or in close proximity to the proposal;
  • subdivisions should not compromise the safe, efficient operation of the road network or urban expansion of existing higher-density developments;
  • subdivisions should comply with the pertinent development standards and requirements outlined in the detailed area structure plan for the area.
Information regarding the guidelines which may be required to be provided by all applicants proposing to subdivide and/or develop land, i.e.; grouped country residential, residential, recreational and commercial uses in the municipality can be obtained from the Development Officer.

A copy of the Municipal Development Plan background report and the Bylaw No. 556 can be obtained at the Municipal office. The fee charged for a complete report is $40.00 per copy.
